[Lease of store to Dosper White by Charles G. Steinseick. 1882.]

This indenture of lease made the 10th day of January, 1882 between Charles G. Steinseick administrator of the Estate, of the late Charles L Steinseick of the first part, and Dosper White of the second part, witnesseth that the said party of the first part doth let unto the said party of the second part all of the lower porion of brick stove and dwelling situated in Oyster Bay Village and owned by the late Charles L. Steinseick deceased for the term of two years from the first of April 1882 with the privelige of an Extention of three years longer after the Expiration of the first two years at the yearly rent of one Hundred dollars payable half yearly, being on the first day of October and April and the said party of the second party is to have equal privilege with the parties who may occupy the uppermost floor of the home in the use of the Hallway and the Entrances thereto, and also with said parties the privilege of the yard, and the party of the first part reserves the right unto such as may Occupy the said Uppermost floor of the House the privilege of taking water from the spring in the Basement Hallway of the Home and the party of the first part agreed that the party of the second part can appropriate the sum of fifty dollars a year from the rent for two years being the first payment each of the first and second years in the expense of placing fixtures in the Store, and the party of the first part agrees that the party of the second part can take possession of the premises from this 10th day of January 1882 until the date of this Lease April 18 1882 without charge of rent, for the placing of the fixtures in the store and such other purposes as he may wish to do. And of the Expiration of the two years or after the continuation of the extension of the three years longer of this Lease as it may be then the said party of the second part will quit and surrender the said premises in as good state and condition as reasonable use and wear will permit the damages by the Elements Excepted, and the said party at the first part agree that the said party of the second part on paying the said yearly rent as aforesaid shall, may, and will, peaceably and quietly hold the said premises for the term of the two years, or the continuance of this lease of the three years longer as it may be as aforesaid.
